How to Maximize your Earnings from a Beach Rental Home for Holidays

So you own a house in the enviable location of a beach city and earn a decent profit out of it by offering it to other people for a fixed rent. But is your house making as much money as it ideally should, or does it deserve more? However good the location of your house or its monetary value may be, there are always some ways to fetch higher rents or at least a higher number of clients.

Simple tips to enhance your beach home’s rent are:

  • Provide beach accessories to the guests

People often appreciate it if they are provided with some necessary vacation stuff like beach towels, umbrellas, bath products, etc in the vacation home. It saves them from a lot of packing effort and space. Providing these things sincerely to your tenants without any compromise on quality can make their vacation time a smoother experience. And if you do have these facilities, do remember to mention it on your web site.

  • Think of beach activities and equipment that guests might appreciate

Although being on the beach in itself is a relaxing, rejuvenating and amusing experience, most folks love it even more when they get to engage in some engrossing and fun activities like water sports, games, competitions, etc. If you can arrange some such activities for them, it is wonderful, otherwise even offering some beach equipment can be a good idea. You can offer deck chairs, wind breakers, or big sun umbrellas to those who have rented your place. Complementary city tour manuals or a booklet on interesting tourist things to do is a good thing to offer too. The more comfortable you make the stay for your guests, the more they will publicize about your property positively in their circle.

  • Books and magazines to read

Basking in the sun lying on the warm sand is a heavenly dream for most people who go on beach vacations. But lying there half-asleep in a leisure-inspired reverie may get boring after some time. So keeping other material to keep them occupied is sure to win some appreciation from guests. Let them have access to a small library or a set of books and newspapers that people can pick up when they have nothing better to do.  Include books and magazines that have some information about the city or talk about beaches and beach fun in general. Cook books are also a good choice in this situation.

  • Keep some drinks for the visitors to enjoy

Stock the refrigerator with some basic drinks like a bottle of red wine, a few cans of beer, and some soft drinks. Of course, these cannot all be on the house. So design a menu card with prices of everything you are offering.

In the nutshell, understand the needs of your customers and try to fulfill as many of them as possible. Customer satisfaction is a supreme factor when it comes to determining the occupancy rates of renting your vacation beach rentals. Hire a manager to look after the guests and the services required if you are not always free to personally handle everything.

Your commentary is good/worthwhile. After 12 years though, I’ve stopped offering beach towels at two out of four homes because they go missing. Ditto umbrellas. I do provide info on beach services however. I “feel out” my guests with regard to wine/beer rather than leave it; one housekeeper was taken aback due to the fact that a guest might be a possible recovering alcoholic and/or teens sneaking the goodies away before the entire family even got in the door. You’re absolutely right: managment/good crew is the key…anytime… but especially with a four hour turn. Thanks for the suggestions!

  • I’m not into beach vacation rental but our home estate in Tucson looks like a home by the beach. We had a big pool in which many people can really unwind while having a great time under the sun. My brother works for a beachfront condo in Punta Mita, Mexico and surely, this post will be a help for him.
