Terms & Conditions:
Deposits and Payments: 20% of your reservation is due within 24 hours of your reservation. The remaining balance is due 60 days prior to your arrival date. If reservation is made within 60 days of your planned arrival date then total rent amount, including cleaning/linen fee, the Accidental Rental Damage Insurance plan fee and security deposit check (if any), will be due in full at time of booking.
If you have a credit card on file it will be charged automatically unless other payment arrangements are made. Please review your reservation and make sure all the information including check-in and check-out dates are correct.
Payment Options: Accord Real Estate Group, Inc. accepts Visa, MasterCard, American Express and Discover. We also accept checks and money orders. If writing a check, please make all checks payable to: Accord Real Estate Group, Inc. Please make sure all checks are in U.S. funds.
Credit Card Authorization: Guest understands and consents to the use of the credit card provided without original signature on the charge slip, which an email of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after the rental is vacated. Additional charges may include: excessive cleaning fees; damages beyond normal wear and tear and unretued keys. All charges not covered under the Accidental Rental Damage Insurance plan may be included.
Check-In: Your check-in is after 4:00 PM but is not guaranteed. At any time after 4:00 PM, you may go straight to your unit, punch in the lock box code (or entry door code) given to you, and enter your unit. There will be extra keys on the counter unless your unit has an entry door code in which case you will not be issued a key during your stay. We cannot guarantee an early check-in. The properties are professionally cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you checkout. Occasionally delays may occur during peak season.
Check-Out: Check out is promptly at 10:00 AM. Occasionally, we may be able to offer an extended check-out time. If you would like to extend your stay, please notify us at least 24 hours prior to your departure and we will do all we can to accommodate you if your present accommodations are available. Please be sure to retu all keys and towels to the condo before departure.
Damage Protection Insurance: As part of your booking, you have purchased an Accidental Rental Damage Insurance plan which covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of USD1,500. Any damages that exceed USD1,500 will be charged to the credit card on file compliant with your signed contract. If, during your stay at one of our rental units, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of USD1,500. Certain terms and conditions apply. Full details of the Accidental Rental Damage Insurance coverage are contained in the Certificate of Insurance or Description of Coverage. By submitting payment for this plan, you authorize and request Travel Guard (Chartis) to pay directly to Accord Real Estate Group, Inc. any amount payable under the terms and conditions of the Rental Unit Damage Protection.
If you choose not to participate in this plan, Accord Real Estate Group, Inc. requires a deposit of USD500 to be mailed back with your reservation forms within 1 week to cover any potential damages, to be refunded within 21 days of check-out, provided the rental unit is undamaged. You must notify us of any damage to the unit prior to checkout or you will be held responsible for any damage to the unit. A Credit card is required to be on file for coverage of damages, breakage and loss of any contents, for lost keys which necessitates changing of the locks.
Security Deposit: In lieu of the Accidental Rental Damage Insurance plan, a USD500.00 refundable security deposit is due in the form of a check in the same date your remaining rent balance is due when paying by cash or check if the reservation extends greater than 27 days (not included in the total amount due). It will be refunded after departure and inspection of your rental unit. If the Rental Manager determines, in its sole discretion, there is excessive dirt, fuiture/carpet stains, or other damage in the unit, additional charges will be assessed and deducted from Deposit and/or charged in addition to the Deposit. If the Rental Manager determines, in its sole discretion, that any excessive dirt, fuiture/carpet stains, or other damage is present upon check-out, additional charges will be assessed and charged against the Security Deposit.
Damage and Cleaning Issues: Any damage or cleaning issues noticed upon arrival should be reported to the Rental Manager immediately. All general maintenance issues should also be reported so the unit can be kept in good repair. You must contact the Rental Manager to address any cleaning issues within 3 hours of your arrival. You will not incur any additional charges if the following items are adhered to:
- No damage is done to the unit or its content including the linens.
- No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units.)
- All debris, garbage and discards are placed in proper containers.
- All soiled dishes are placed in the dishwasher.
- There was no exceeding the maximum occupancy of the unit.
- There was no smoking or evidence of smoking in a designated non-smoking unit.
- Unit is left in neat condition.
If you experience any problems whatsoever with the unit during your stay, please contact us and we will do our best to rectify the matter as soon as it is practically possible. Please note that as Florida is a tropical State, insects such as ants and the like are occasionally inevitable, and are not cause for complaint. The unit is treated periodically as part of a pest and termite control program, and is cleaned after each rental.
Booking & Confirmation: We will hold reservations with a credit card for up to 48 hours. Booking will not be confirmed until receipt of your signed Reservation Booking Form and Rent Deposit (or full rent amount plus linen/cleaning fee and security deposit if reservation made within 60 days of arrival). If paying by credit card, your card will be charged once signed Reservation Booking Form is received. If paying by check, we must receive check within 48 hours of booking. Your reservation will not be confirmed until check is received. Security Deposit checks are due on the same date as final payment is due (or at booking if making reservation within 60 days of arrival date). Receipt of these items indicates acceptance of your reservation and all the terms and conditions contained herein. Should it be necessary, Accord Real Estate Group, Inc. (“Accord”) reserves the right, in its sole discretion, to adjust or cancel any confirmed reservation or to provide alteate accommodations.
Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
Cancellation: Cancellation during any time will result in a USD50 fee plus any associated credit card fees. If cancellation occurs before final payment, than you will be refunded your initial rent deposit (20% of total rent). Cancellation after final payment will result in a 100% loss of rent monies paid (excluding Security Deposit and Cleaning/Linen Fee). No refunds will be given for reservations booked within 60 days prior to arrival. The cleaning/linen fee and Security Deposit will be refunded at any time of cancellation.
Unforeseen Circumstances: Although there are many things we can control, there are those rare unforeseen events beyond our control that may result in a change of plans, (i.e. hurricanes, maintenance issues, construction, etc.). We do not refund rents or deposits due to canceled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit. Because of this, your confirmed unit may no longer be available. No refunds will be given for unforeseen circumstances and we highly recommend purchasing Travel Insurance to accommodate you in these rare conditions.
Linens & Cleaning: A linen/cleaning fee of USD115.00 is due with your total rent balance due. This fee will take care of your departure cleaning and also provide your unit with bath and kitchen towels, clean sheets on every bed, and a “starter” package which includes certain toiletry items, laundry and cleaning amenities. If for any reason you should require extra linens/towels, we can provide them to you for an additional cost.
Substitution of Accommodations: In the event it becomes necessary in its opinion, Accord reserves the right to substitute your accommodations. We cannot guarantee the confirmed rate in these instances. New accommodations and rate adjustments will be subject to your approval. Although we will do our best to make your vacation experience a pleasant one, neither Accord nor the owner of the rental unit are liable for the inconveniences in this rare occasion. Rate Change Rates are subject to change without notice.
Valuables: The Rental Manager or owner is not responsible for lost/damaged valuables.
Maintenance: If you need any maintenance in your rental unit, please contact our office at 239-243-0737 in a timely manner and we will execute the necessary repairs as quickly as possible.
No Pets & No Smoking: Sanibel Harbour has a no pet policy set forth by the Condominium Association. We apologize for any inconvenience. In addition, Sanibel Harbour holds a no smoking policy for all units on property.
Please adhere to these restrictions. Any breech of these policies will result in termination of this agreement, possible eviction from the property and possible forfeit of any monies paid.
Entry of Premises: Accord Real Estate Group, Inc. reserves the right to enter the premises at any time during normal business hours for management of residence or in the case of emergency. If the unit you are vacationing in is currently listed for sale then Accord may also enter premises to show the unit with a 24-hour notice.
Occupancy: Guests agree to keep the maximum number of people occupying the premises at six (6) people or less, as found in the Association Rules & Regulations. Failure to abide by this policy may result in eviction from the property and possible forfeiture of any monies paid.
Parking: There are a couple of parking restrictions at Sanibel Harbour. RV`s, trucks, boat trailers, etc. are not permitted. Also, only owners are permitted to park under the building. All other guests must park in the outdoor parking lot. Spaces are on a first come, first serve basis.
Mail: If you would like to receive mail during your stay at Sanibel Harbour, please have it sent to you in care of Accord Real Estate Group, Inc. at: 17170 Harbour Pointe Dr. #835, Fort Myers, FL 33908, and your mail will be given to you. Please refrain from having mail sent directly to your rental condominium.
Indemnification of Agent by Guest: Guest agrees to indemnify and save our company harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the guest, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises.
We accepts no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire or flood.
We cannot accept any liability for failure of public supplies such as water, electricity, Inteet or breakdown of the air conditioning system. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control.
We cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight.
Hotel Amenities & Property Rules: This agreement is subject to the rules and regulations of the subject property Association (a copy of which will be placed in the unit upon arrival), of which owner of the rental unit is a member. Guest agrees to adhere to all Association Rules and Regulations. Guests understand that certain hotel amenities and/or services may be off limits to condominium rental unit guests. Please contact Accord Real Estate Group, Inc. for specific amenities you may desire to use.
Guest Services: Accord Real Estate Group, Inc. offers a wide variety of guest services for before and during your stay. If you should need additional rental items, such as roll-away beds, would like to plan activities for your stay, or if you desire grocery shopping service, please ask about our Personal Concierge Service (fee applies).
Waiver of Terms: No waiver or any breach of any of the terms of this agreement shall be permitted. |
