The Chapel is a large 3 bedroom self-catering holiday property situated on the edge of the village of Manston, which is in Ramsgate in Kent. It's only 4 miles from the coast with lots of sandy beaches to choose from.

The Chapel can sleep up to 10 guests comfortably with the use of additional portable beds as well as a bed settee, and the portable beds and bed settee have their own mattress toppers to make sure they are very comfortable.

The 40 foot sitting room is perfect for socialising, with a full size American pool table, Wii, Xbox 360, and 4, three seater sofas as well as a large tv. Each bedroom has its own en suite to make hosting large groups easy, and there is even an additional toilet in the utility room.

On the first floor there is an open plan kitchen with a breakfast bar that was designed for families and entertaining, and the 6 foot oak extendable dining table is able to seat 12 guests comfortably.

Next to The Chapel are 2, one bedroom cottages. Both can sleep up to 4 guests, and some of our guests hire all three properties for a special holiday or occasion. There is guaranteed off street parking either outside the properties or very close by.

PETS AND SMOKING

Sadly pets and smoking are NOT allowed in any of the properties, but we are happy to provide a smoking area outside for guests to use, and even an umbrella just in case it happens to rain! And we thank you in advance for smoking outside .

PRICES

The price of the accommodation includes: electricity, gas, hot water, central heating, bedding, towels and tea towels, although not beach towels. The price changes depending on the season, so please enquire. The price for one week in the winter is £700 for up to 6 guests, and there is an additional charge of £20 per night per person, up to a total of 10 guests. The price for a weeks booking in the summer is £900 for up to 6 guests, again with the additional £20 charge per additional guest.

DEPOSIT

A 20% deposit is required within 7 days to secure your booking, with the final payment being made 6 weeks prior to your arrival. Thank you.

CANCELLATION AND INSURANCE

We do appreciate that sometimes circumstances change, and occasionally guests who have made a booking sometimes need to cancel. We therefore strongly suggest that all guests take out a cancellation insurance policy, which is reasonably inexpensive and can be obtained from any good insurance broker, as once you have booked your holiday with us and sent a deposit, the agreement becomes a legally binding contract and your deposit is non-refundable.

If for whatever reason you cannot take your holiday after sending the final payment, we will do our best to secure another booking. If we are able to re-let the dates we will happily refund your money as soon as possible, but if we are not able to re-let those dates, sadly we won’t be able to re-fund the payment, so please do take out holiday insurance.

NON-AVAILABILITY OF ACCOMMODATION

Occasionally we too could possibly have to cancel your holiday, if circumstances arose that were beyond our control and we were therefore not able to provide the accommodation for you. If this situation did ever occur, we would attempt to offer you alteative accommodation, however, if this was not possible or was unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

ARRIVAL

Arrival time is 3pm onwards, unless no guests are leaving on the day of your arrival, in which case the property might be available earlier, so please feel free to contact us to enquire. We look forward to welcoming you.

DEPARTURE

Departure time is 11am to allow us sufficient time to clean for our next guests. However, if no guests are expected the same day we are happy to be flexible on the time of departure as we want you to get the most out of your stay. We thank you in advance for leaving the property nicely, and the cleaners thank you too!

DAMAGES AND BREAKAGES

Please take care with our properties. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge if you do not report this.

LIABILITY

We do not accept liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves, or by our employees, or contractors whilst acting in the course of employment.
